Agreement
These terms govern cleaning services provided by LB Pro Cleaning Services to residential and commercial clients in Troy, New York and the surrounding service area. Booking a service constitutes acceptance of these terms.
Where a separate written agreement exists for commercial or recurring service, that agreement controls to the extent it conflicts with anything here.
Services and scope
The services we provide are those described in your written estimate or cleaning plan. Work not listed there is not included, and any addition requires agreement on scope and price before it is performed.
The cleaning plan for your address is developed with you and may be revised at your request. We will follow the current plan on each visit.
Standard cleaning does not include laundry, washing dishes by hand, exterior window cleaning above ground level, cleaning inside occupied refrigerators or ovens unless separately booked, pest control, mould remediation, removal of biohazardous material, moving heavy furniture or appliances, cleaning of unfinished basements, attics or garages unless quoted, or any work requiring a ladder above standard reach height.
Estimates and pricing
Estimates are free and are based on the information you provide about the size, condition and requirements of the space. An estimate is not a fixed-price contract where the actual condition materially differs from what was described.
If, on arrival, the work is substantially larger or in materially different condition than described, we will contact you before proceeding and either agree a revised price or reschedule. We will not perform additional chargeable work without your agreement.
Recurring service is priced on the assumption of maintenance intervals. If visits are repeatedly skipped so that the space returns to a pre-maintenance condition, pricing may be adjusted with notice.
Scheduling, cancellation and access
Recurring clients are assigned a service day and time window. We make reasonable efforts to keep that slot consistent and will contact you in advance if it must change.
Please give as much notice as possible to cancel or reschedule. We do not charge a cancellation fee, but where a team arrives and cannot access the property within the agreed window, that visit may be treated as completed for billing purposes.
You are responsible for providing safe and lawful access. Where keys, codes or alarm sequences are supplied, they are handled as described in our Privacy Policy.
We may reschedule for severe weather, unsafe road conditions, illness affecting the assigned team, or any condition at the property that makes work unsafe. We will notify you as early as we can.
Your responsibilities
Please secure valuables, cash, jewellery and irreplaceable items before a visit, and tell us about any item that should not be moved, handled or cleaned.
Tell us in advance about pets, and about anyone in the household with allergies, respiratory conditions or fragrance sensitivity, so that products and the visit plan can be adjusted.
Tell us about surfaces requiring special treatment — unsealed natural stone, antique finishes, specialised floor coatings, delicate fixtures — and about any pre-existing damage in the areas we will work.
Please ensure utilities including electricity, running water and adequate lighting are available. Cleaning cannot be performed properly without them.
Condition of property and pre-existing damage
We are not responsible for pre-existing damage, wear, or conditions that become visible once a surface is cleaned. Common examples include finish worn through beneath accumulated soil, grout that has failed structurally, cracked tile revealed after cleaning, and staining that has penetrated a porous surface.
Where a surface appears fragile, damaged or unsuitable for cleaning, we will stop and consult you rather than proceed and risk making it worse.
Satisfaction and re-cleaning
If any item within the agreed scope has been missed or not performed to standard, notify us within 24 hours of the visit. We will return and address it at no charge.
This re-cleaning remedy applies to work within the agreed scope. It does not extend to items never included in the plan, nor does it constitute a general refund entitlement.
Damage and liability
We take care in your property and carry insurance appropriate to the work we perform. If we cause damage, report it within 48 hours of the visit so it can be inspected while the circumstances are clear.
To the maximum extent permitted by New York law, our total liability arising from any single service visit is limited to the amount paid for that visit, except where liability cannot lawfully be limited.
We are not liable for indirect, incidental or consequential damages, including loss of use, loss of business or loss of profit.
We are not liable for failure or delay in performance caused by circumstances beyond our reasonable control, including severe weather, utility failure, road closure, public emergency or loss of access to the property.
Personnel and non-solicitation
Our personnel work exclusively through LB Pro Cleaning Services while engaged with us. Clients agree not to directly employ or engage a member of our team, other than through us, during the service relationship and for twelve months after it ends.
This protects the training and screening investment behind every team we assign, and it is standard in this industry.
Payment
Payment terms are set out in your estimate or agreement. Invoices are due on the terms stated on them.
Where an account is materially overdue, we may suspend service until it is settled. We will contact you before suspending a recurring schedule.
Photography
We may photograph completed work for quality control and, with your separate permission, for marketing. No photograph identifying a client, an address or the interior of a property is published without express written consent, and consent may be withdrawn at any time.
Governing law
These terms are governed by the laws of the State of New York, without regard to conflict of law principles. Any dispute arising from them is subject to the exclusive jurisdiction of the state or federal courts located in Rensselaer County, New York.
If any provision is found unenforceable, the remainder continues in full effect.
Changes and contact
We may update these terms. The revised date at the top of this page indicates the current version, and continued use of our services after an update constitutes acceptance of it.
Questions can be directed to info@lbprocleaningservices.com or (518) 805-9874, Monday through Saturday, 8:00 AM to 6:00 PM.
These terms are a working document, not legal advice. Have an attorney licensed in New York review the liability, non-solicitation and governing-law sections before publishing them.
